(b) The height, design of the exterior elevations and the disposition

of any building to be erected on the lot shall be subject to the special approval of the Director of Public Works.

(c) The lessees to form the area coloured red on plan at their own

expense to such levels as the Director of Public Works may approve within 12 months of the date mentioned in clause 12 of the general conditions of grant.

(d) The lessees of the lot to construct substantial retaining walls,

where necessary to obviate landslips in the event of their cutting away the hill to level the site. Should a lamslip occur as a result of such cutting or levelling, the lessees will be held responsible for any damage resulting from or brought about by su ch landslip.

(e) The lessees shall at the ir own cost remove any Chinese graves on the

area if such removal becomes necessary.

(f) The trees on the lot are the property of the Government and the

lessees must notify the Superintendent of Botanical & Forestry Department in the event of their requiring the removal of any, which may interfere with building operations. Such trees will be removed by the said Superintendent. The disposition of buildings to be such that as few trees as possible will require to be removed. Such dis- position of buildings to be approved by Director of rublic Works before removal of trees.

(g) The lessees shall defray the cost of connecting drains from the

lot to the Goverment sewer, such connection being carried out by the Director of Public Works and the cost of the work to be paid into the Colonial Treasury on demand in writing of the amount due by the Director of Public Works. The Director of rublic Works shall however incur no liability to the lessees in respect thereof.

(h) The lessees shall construct to the satisfaction of the Director of

Public Works such drains or channels as that officer may consider necessary to intercept and carry off storm-water flowing on to the lot from the hillside, and shall pay the cost of diverting any existing drains or channels and the lessees shall be solely liable for any damage or nuisance caused thereby.
